Description Roundhouse Communities |Bozeman, MT | Full-time, travel up to 50% Roundhouse is hiring a Regional Property Manager in Bozeman, MT to lead a portfolio of multifamily communities. You'll develop the Community Managers who run each site, own financial performance across the portfolio, and help shape its growth through acquisitions and dispositions. The role includes relocation assistance, bonus potential, a vehicle allowance, and a zero-cost employee medical plan. Multiple communities. One standard, and it's yours to set. You don't run one property. You run a portfolio, and you set the standard every community answers to. You think in five-year capital plans and this-week problems at the same time. Reporting to the Director of Property Operations, you'll find opportunities to improve performance across every asset you oversee. If that sounds like you, we want to meet you. What you'll own Your people
- Hire, train, coach, evaluate, and when needed discipline your direct reports, and keep every site properly staffed
- Partner on hiring for key site positions and promote ongoing training for team members
- Keep standardized practices and procedures in place across the portfolio
- Own the employee experience and build a learning culture that keeps community teams connected to Roundhouse
- Help Community Managers set site goals and build strong teams, and cover Community Manager duties during vacancies Your numbers
- Prepare annual operating budgets and manage income and expenses to hit budget and grow net operating income
- Review monthly financial statements and oversee reporting to ownership and leadership
- Review payables, payroll, contracts, market surveys, and monthly marketing plans Your strategy and portfolio
- Build an annual business plan for each site covering marketing, staffing, rent levels, and performance goals
- Oversee capital improvements and renovations, and build 5- to 10-year capital plans
- Lead due diligence on acquisitions, including market assessments, physical inspections, lease audits, and staffing, rent, and capital recommendations
- Oversee dispositions through due diligence and closing
- Stay sharp on local markets, competitors, and trends
- Support special projects for the Senior Vice President, from operations manuals to new policies and incentives Your standard
- Resolve resident issues that escalate beyond the site level
- Inspect curb appeal and property condition on every site visit
- Uphold Fair Housing compliance and strict confidentiality across residents, team members, owners, and vendors What you bring
- 1 to 3 years of multi-site property management experience at the Regional Manager level
- Strong accounting knowledge and prior financial analysis experience
- Strong supervisory skills, with the ability to set clear goals, deadlines, and direction
- Tact, discretion, and the ability to motivate teams and build teamwork
- Strong organization and the ability to prioritize across multiple sites
- A strategic mindset, logical problem-solving, and clear communication
- A self-starter who works well independently
- Intermediate Microsoft Word and Excel skills
- The ability to travel up to 50% A leg up if you have
- A bachelor's degree
- Working knowledge of property management software such as Yardi Voyager, enough to read and interpret site-level reports Pay and benefits
