Applicant Review Specialist Resident Services Group | AMLI Residential | Dallas Corp Office AMLI Residential is seeking an Applicant Review Specialist to join our Resident Services Group. This role is responsible for reviewing and evaluating apartment applications, verifying applicant qualifications, and helping ensure consistent leasing decisions across AMLI's portfolio. Working closely with onsite leasing teams and the Credit & Collections Manager, you will assess income, credit, rental history, background screening results, and supporting documentation to determine eligibility under AMLI's screening criteria. This role is based out of corporate in Addison. The ideal candidate combines analytical thinking, attention to detail, sound judgment, and a customer-focused approach. This position is well suited for someone with experience in leasing, property management, underwriting, credit review, banking, fraud prevention, or other roles that require reviewing documentation and making informed decisions. Key Responsibilities: Application Review & Qualification
- Review and evaluate residential lease applications and supporting documentation.
- Verify income, employment, credit history, rental history, and background screening results.
- Identify inconsistencies, missing information, and potential fraud indicators.
- Request and review additional documentation when required.
- Issue approval, conditional approval, and denial recommendations based on established criteria.
- Escalate exception requests and non-standard applications for further review.
- Maintain complete and accurate records of application reviews and decisions. Compliance & Risk Management
- Apply AMLI screening standards consistently and fairly.
- Ensure compliance with Fair Housing requirements and all applicable federal, state, and local regulations.
- Support fraud detection efforts through thorough document review and verification.
- Minimize bad debt exposure while promoting sound leasing decisions. Collaboration & Support
- Partner with leasing teams to resolve applicant questions and documentation issues.
- Communicate screening outcomes clearly and professionally.
- Assist with training, process improvements, and best practices related to applicant screening.
- Provide backup support for other Resident Services Group functions as needed. Reporting & Analytics
- Monitor applicant approval trends, exception requests, and screening outcomes.
- Identify trends related to fraud, application quality, and approval rates.
- Prepare reports and recommendations for leadership.
- Support ongoing process improvements to increase efficiency and consistency. Required Qualifications
- High School Diploma or GED.
- Ability to handle confidential information with professionalism and discretion.
- Strong written and verbal communication skills.
- Proficiency with Microsoft Office and web-based systems.
- Previous experience in property management, leasing, applicant screening, underwriting, banking, collections, compliance, or fraud detection.
- Experience reviewing financial or credit-related documentation.
- Knowledge of Fair Housing regulations and multifamily operations.
